BALCONY

Canberra can have some strong winds at times, so make sure all light items are not left unattended on the balcony. Please do not dry clothes on the balcony.

Please do not overload the weight bearing capacity and design limits of the balcony.

CAR PARKING

Car parking arrangements are as per those made at the time of booking.

There are a limited number of visitor parks located on the ground floor in the foyer area of the building, off Constitution Avenue.  Parking is for a maximum of 2 hours.

Please do not wash cars in the car park or complex.

CHECK-IN / CHECK-OUT

Check-In 4.00pm (or as arranged prior)

Your host will greet you in the lobby of the building on arrival and show you up to the apartment, where they will provide you with a set of keys and answer any questions you may have.

Check-out  10.00am (or as arranged prior)

Upon departure, please make sure the air-conditioning, lights, TV, electricity etc are turned off.  It would be appreciated if you could please put all dishes in the dishwasher and turn on prior to exiting.

If you have a car, you will need to move your car from the carpark. Then please take the key’s up to the apartment and leave them on the kitchen island bench. You won’t need to swipe the lift when leaving to go to the ground floor.

CLOTHES AIRER

There is a clothes airer and pegs located in the laundry cupboard.  Please only dry clothes inside the apartment.

COFFEE / TEA

Coffee and tea facilities are available for your enjoyment.

The coffee machine can only use pods that are nespresso machine compatible.  Please check when purchasing pods as incorrect ones can get stuck and jam the machine.  The apartment has been stocked with Republica Organic Coffee Pods, which can be purchased from Coles.

Please refer to Appliance Manual for instructions on how to use the coffee machine.

DELIVERIES

Please consider going downstairs to collect any deliveries, including food, groceries and parcels, rather than buzzing up the delivery drivers.

DISHWASHER

Please use the ‘pots and pan’s cycle when washing dishes in the dishwasher. Items not to go through the dishwasher - wine glasses, chopping boards, frying pan & sharp kitchen knives. Dishwasher tablets are located in the cupboard under the kitchen sink.

Please refer to Appliance Manual for instructions on how to use the dishwasher.

EMERGENCY EXITS

Emergency exit signs are located in each of the corridors, foyers and basement levels to indicate the nearest emergency exit and the location of the emergency equipment.

Please refer to the evacuation information in the common spaces and familiarise yourself with the location of the nearest emergency exit and equipment.

In the event of an evacuation, and in the event that is is safe to do so, ensure you take your remotes, passes and keys with you to enable you to re-enter the building when you are advised it is safe to do so by the fire brigade.

In the event of an emergency evacuation, it is not safe to use the lifts and you should only use the nearest fire stairs to exit the building.  Please familiarise yourself to the nearest fire stairs.

FIRE BLANKET

There is a fire blanket located in a marked cupboard in the kitchen.

FURNITURE

Furniture is to be left in its original location at all times.

GARBAGE / RECYCLING

There are 3 bins in the apartment.  Two in the kitchen and one in the bathroom. The kitchen bins are located under the sink.  The front bin is for general waste and the bin at the back is for recycling.  You can recycle the following items: All rigid plastic containers, film plastics such as biscuit trays which bounce back after being scrunched up, all newspaper and cardboard, paper packaging, junk mail, printing, writing paper, envelopes etc, all glass bottles and jars;  steel cans, aluminium cans, trays and foil.

The garbage hoppers are located in the outside corridor.  All rubbish must be placed down the chutes and not left on the floor of the garbage areas.  Glass can be placed in glass recycling bins found on each basement lift foyer. Please do not force oversized rubbish into the chute.

GYMNASIUM

The gyms are located on Level B1 of the building.  You will need your swipe card to access these areas.

When you come out of the lift, the weights room is on your left and the cardio room is on your right at the end of the corridor. You will find the pool area access in front of you.

Please use the cleaning materials provided and wipe down the equipment after use.

There are bathrooms with showers for your use.

We ask that you take a moment to read the safety instructions before use.

The use of this facility is at your own risk.  The Owners Corporation does not accept any liability for bodily injury or loss of property arising from the use of this facility.

No glass items, alcohol or smoking are permitted in this area.

The use of these facilities is not to disturb other residents and noise must be kept to a minimum at all times.

Please do not drop exercise weights onto the floor as this will disturb nearby residents and damage the flooring.  Exercise weights are not to be removed from the gym.

HAIR DRYER

The hair dryer is located in a drawer under the bathroom’s vanity.  Please feel free to use it during your stay.

IRON / IRONING BOARD

The iron and ironing board are located in the laundry cupboard.  Please feel free to use it but make sure the iron is cold before returning it to the cupboard.

LINEN

The apartment has been supplied with the following:

4 bath towels

2 pool towels

1 bath mats

2 hand towels

2 face washers


1 tea towel


1 flat sheets

1 fitted sheets

4 pillow cases

4 pillow protectors

2 mattress protectors

1 duvet covers

If you choose to wash linen during your stay please wash in groups as follows:

  • all bathroom towels together

  • pool towels together

  • white fitted and flat sheet together

  • mattress protectors and pillow protectors together

  • duvet cover and matching pillow cases together

NOISE, PARTIES & DISTURBANCES

Excessive noise, disturbances to neighbours and parties are prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.

OVEN

Please cover oven trays with baking paper each time you use the oven.

Please refer to Appliance Manual for instructions on how to use the oven.

PETS

Pets are not permitted in the apartment at all times.

PLANTS

Please do not water, move or trim the plants.

ROOM KEY / REMOTE / SWIPE CARD

Please do not leave your swipe card, remote & key in your car. If a security access remote/swipe/key is lost or stolen, please notify me immediately.  There is a $200 fee for any lost keys or remotes.

SECURITY IN THE BUILDING

The Griffin Building is a restricted access building.

Please know where all your keys, remotes and swipe cards are at all times and don’t let them be borrowed or copied.

For urgent/threatening security matters please ring ACT police on 131 444 or 000.

SMOKE DETECTOR

The smoke detectors located in the apartment are not connected to the buildings central fire alarm system.  If you create smoke in the apartment (eg by burning the toast), do not open the front door as this may trigger the evacuation alarm for the entire building. If this was to happen, there will be a ‘false alarm’ call out fee charged.

SMOKING

The building complex and all our apartments are non-smoking (this includes apartment balconies).

There is no smoking in any of the common areas of the building, including the lifts, foyers, hallways or garages.  Smoking is no permitted in the main entrance driveway and surrounds.

Body Corporate can apply financial penalties to those caught disposing of cigarette butts or ash in the pool or over balconies.

SWIMMING POOL AREA / SAUNA/ STEAM ROOM

There are blue pool towels located in the bedroom robes for your convenience.

You will locate the pool on level B1 of the building.  You will need your swipe card to access this area.

When you come out of the lift, you will find the pool area access in front of you.

Alcohol is not permitted in these areas.

No glass items or smoking are permitted in these areas.

Please ensure the pool doors are always closed behind you.

The use of these facilities is not to disturb other residents and noise must be kept to a minimum at all times. All noise must cease at 10.00pm.

Please dry off completely before leaving the pool area.

TELEVISION

All the free-to-air channels and a variety of Applications can be accessed through the Samsung Smart TV.

Please note the television remote control will need to be periodically recharged in the sun via the solar panel on the rear of the remote control.

WASHER / DRYER

When in use, please have the extraction fan running (switch on the left hand wall) and remember to turn off when finished with the dryer.
