Terms and Conditions

ACCEPTANCE

By making a booking you are accepting all terms and conditions listed below.

TENANCY

In accordance with the the Australian Capital Territory Residential Tenancies Act 1997 (the Act) your stay is a residential tenancy. 

The Tenants stated in the booking confirmation email are sub-tenants to the head-tenant Josephine Plazier for the duration of the tenancy specified.

The Standard Residential Tenancy Terms  found in Schedule 1 of the Act and the following additional terms form the basis of your tenancy agreement.

ACCEPTANCE & RESPONSIBILITY.

  1. Payment for the Tenancy constitutes acceptance of these Terms and Conditions.

THE PREMISES

  1. The premises will be specified in the booking confirmation email.

  2. On occasion a two bedroom apartment may be leased as a one bedroom apartment, where one bedroom is defined as the entire apartment but NOT the second bedroom and bathroom. If the second bedroom and/or bathroom are used in any way, the standard two bedroom tenancy fees will be applied.

NUMBER OF PERSONS PERMITTED

  1. Only the person/s specified in the booking confirmation email are permitted to reside at the premises.

PETS

  1. No pets are permitted at the premises.

AGREEMENT DURATION

  1. Tenants enter in to a fixed term tenancy for the period specified in the booking confirmation email.

CANCELATION OR EARLY TERMINATION 

  1. Unless otherwise agreed, tenancies cancelled within the seven days prior to the commencement of the tenancy, will liable for the cost of the first week of the tenancy.

  2. Unless otherwise agreed, the tenancy may be terminated by the tenant prior to the end of the fixed term when two weeks notice is given in writing by the tenant.

PAYMENT

  1. Unless otherwise agreed, payment will be monthly in advance via an agreed to means.

  2. The first payment must be received one week prior to the commencement of the tenancy by direct deposit or will be charged to the provided credit card.

ARRIVAL and DEPARTURE TIMES

  1. Unless otherwise agreed, the Premises will be available from 4pm on the tenancy commencement date..

  2. Unless otherwise agreed, the Premises are to be vacated by 10am at the conclusion of the tenancy.

PREMISES CONDITION

  1. The Premises and its contents are to be maintained in the condition found at the commencement of the tenancy as documented in the condition report for the premises. Condition reports are available on request.

  2. The property and its contents must not be modified in any way.

  3. All furniture must be left in the position they were found at the commencement of the tenancy.

  4. Tenants are liable for any damage to the premises including contents and these must be reported as soon as practical.

  5. Contents including linen, pillows, blankets and towels shall remain in the premises.

  6. For tenancies of greater than two weeks, the premises will be cleaned on a weekly basis. Though every effort will be made to coordinate a suitable time, not all requests may be able to be facilitated.

MAINTENANCE

  1. For property maintenance emergencies, Josephine Plazier or her representative are to be contacted immediately by the telephone number specified in the booking confirmation email.

  2. For minor property maintenance issues, Josephine Plazier may be contacted by either the email or telephone number specified in the booking confirmation email.

USE OF PREMISES

  1. Tenants are responsible for the safekeeping and replacement of Premises keys should they be lost.

  2. Smoking is not permitted any where on the Premises nor building.

  3. Parties, functions, gatherings and any activity n the premises that cause disturbance to neighbours is not permitted and may result in a Notice to Remedy being issued and possibly eviction.

  4. You must comply with all Owners Corporation House Rules as described in the Compendium located in the Premises.

VACATING THE PREMISES

  1. Extra cleaning charges may apply if the apartment is excessively dirty at the conclusion of the tenancy. Additional cleaning fees will be charged to the tenant.

  2. The Premises should be vacated on time and secured. All windows and doors are to be locked. All keys must be left on the kitchen island bench or as otherwise directed.
